For more than a decade, the most sought out parcel in DuPage County was the SEC of Route 83 and Plainfield Road in Willowbrook, Illinois.  It is estimated that a half a dozen prominent developers tried and failed to present an adequate plan to re-zone the property.

In 2004 The Harlem Irving Companies began the task of assembling the property.  Within one year, the property owners were receptive to the Harlem Irving’s Plan and the property was under contract.

In 2005 the entitlement process began.  Due to the high cost of the redevelopment, municipal finance was necessary.  By early 2006, the Village approved support of the project with tax increment financing (TIF), a sales tax rebate, a special district tax and approval of zoning.

Willowbrook Town Center opened in the fall of 2007 and became one of the areas highest traffic shopping destinations.  The 200,000+ sq. ft. center features a dynamic tenant mix, including such national, regional and local tenants such as Michaels, Bed Bath & Beyond, Pei Wei Asian Diner, Starbucks and more.

Willowbrook Town Center serves a growing population of over 92,000 residents within a three-mile radius, and an additional daytime population of 33,000 employed by the area’s 3,000-plus businesses.
