Richard D. Filler

President & Chief Operating Officer

As President and COO for The Harlem Irving Companies, Inc., Richard D. Filler oversees the entire development process. The scope of his responsibility includes land purchase, entitlements, negotiations of anchor tenant leases, financing and construction.


Filler draws on a broad range of expertise to assure each project’s success. Over the past 30 years, Filler has cultivated a solid real estate background through his involvement in various aspects of development including office space, enclosed retail centers, strip shopping centers, high-end residential developments and golf course communities. Before arriving at The Harlem Irving Companies, Filler held the title of Property Manager for RKKK Management, Lowry Development Company and HSW Investments, Inc. He was also Project Manager with Gateway Partnership and Citadel Development Corporation. Beginning in January of 1990, DiMucci Development Company hired Filler as the Director of Leasing and Development. His repertoire of projects include Fox River Commons (508,420 square-feet), Golf Plaza II (161,478 square-feet), State Street Marketplace (193,060 square-feet) and Cicero Marketplace (350,000 square-feet). During Filler’s first decade in the business, he leased more than 5 million square feet of retail and office projects.

In May of 1995, The Harlem Irving Companies brought Filler on board as the Director of Development. Instrumental in developing over 3 million square-feet of retail space, Rick Filler’s portfolio boasts such projects as Northlake Commons (228,000 square-feet), Twin Ponds Marketplace (245,000 square-feet), Deerfield Depot (120,000 square-feet), Washington Square (186,000 square-feet), Willowbrook Town Center (190,000 square-feet), The Emerald (12,000 square-feet retail with 212 residential units) and other projects throughout the Midwest. Additionally, his strong technical background in construction and management assisted him in securing more than $200 million in public financing.

Filler has spearheaded the development of 25 Home Depots and developed/leased more than 8 million square feet of retail, office and mixed-use space. As a highly regarded leader in the retail real estate industry, Filler is often invited to serve as a conference speaker regarding his expertise on development.
